Owners Commitment
An agreement to issue an owner’s policy of title insurance. The commitment, based on a full title search of the public records on the land. This is not a report of title, but an agreement to issue the policy or policies upon satisfaction of specific requirements and subject to certain exceptions, conditions, and stipulations. This is for purchase transactions or when the value of land is increased due to new construction or improvements.
Lender Commitment
An agreement to issue a loan policy of title insurance. This commitment is based on a title search of public records on the land described. This is not a report of title, but an agreement to issue the policy or policies upon satisfaction of specific requirements and subject to certain exceptions, conditions, and stipulations. The policy issued under this product is used to insure the lender’s interest in the title to the land described in the commitment created by a mortgage recorded against the property.
Title Report
A report of title based on a full search of the public records for a period of not less than 45 years.
Extended Search Title Report
A title report that is based on a full search of the public records extending farther back in time, including information from a period before the year 1935 and often back to the year 1900. This is usually ordered when it is necessary to find easements recorded prior to the period covered by a standard title report.
Letter Report
A report of title based on an abbreviated search of the public records extending back no farther than the current owner. This only shows financial liens against the property, not easements or other restrictions.
Title Continuation
A report based on a full search of the public records, only for the period after the date of an existing title policy. This report is issued in advance of an endorsement to a policy which is insured by an underwriter for whom we are currently an agent (Old Republic National Title Insurance Company or Agents National Title Insurance Company). Endorsements are used to modify the coverage of an existing policy including an increase in the amount of insurance based on an advance on the current mortgage insured under the policy to be endorsed.
